Choosing a neighborhood starts with the details that matter to you: location, the home itself, nearby amenities, and your daily travel. This guide introduces six Champaign communities without ranking them or promising future price growth.
Several communities below are in west or southwest Champaign; Ashland Park is in northern Champaign. A ZIP code alone does not define a neighborhood’s boundaries or its housing market.
Use the neighborhood links to begin your research. Before buying, confirm the property’s condition, taxes, association rules and fees, school assignment, and access to amenities. School placement and transportation eligibility should be confirmed with the district for the specific home; a neighborhood name or nearby school does not guarantee admission.
I can help you compare available homes and recent comparable sales, then plan your next steps around your goals. Prices, inventory, and selling times change; this guide does not claim that any neighborhood outperforms the market or guarantees appreciation.

Lincolnshire Fields is associated with Lincolnshire Fields Country Club and its golf course. The neighborhood guide also identifies nearby Centennial Park as a recreation option.
Before choosing a home here, check the property’s lot, layout, condition, and any applicable association rules. Confirm club membership requirements separately; owning a nearby home should not be treated as a guarantee of access.

Sawgrass is a Champaign neighborhood identified in MTD’s service maps alongside Boulder Ridge and Westlake. Use those maps and the trip planner to check transportation options from a specific address.
When comparing homes, review the property’s condition, layout, association documents, and actual access to outdoor amenities. Confirm school placement directly with Unit 4 rather than assuming it from the neighborhood name.

Ironwood is identified in MTD’s neighborhood service maps with Copper Ridge, Lincolnshire Fields South and East, and Robeson Meadows West. These maps are a starting point for checking transportation from a particular home.
Compare individual properties by floor plan, lot, condition, and recent comparable sales. This guide does not assert that Ironwood has higher prices or stronger resale performance than other neighborhoods.

Copper Ridge is named in MTD’s neighborhood service maps alongside Ironwood, Lincolnshire Fields South and East, and Robeson Meadows West.
For a home you are considering, verify its construction date, ownership type, maintenance responsibilities, and any association fees in the listing and property documents. Compare recent sales rather than assuming that newer construction guarantees appreciation.

Trails at Brittany is a 160-acre residential neighborhood on the southwest edge of Champaign, according to its homeowners association. The association describes three entrances, pedestrian trails, lakes, boulevards, and multiple green spaces.
The HOA publishes neighborhood news and opportunities to volunteer. Before purchasing, review current association documents, fees, and rules, and confirm access to shared amenities for the home you are considering.

Ashland Park is in northern Champaign. MTD identifies it in the service area with Baytowne and Boardwalk, Neil and Town Center, and North Market Street.
The City of Champaign reported an Ashland Park HOA annual meeting in April 2026, including discussion with city staff about neighborhood land use. Before buying, review current association rules and fees and check the property’s surroundings and transportation options.
